Substitute Building Maintenance Assistant

 

 

 

 

 


Purpose:    To perform unskilled to skilled maintenance, repair and construction of District buildings and equipment; perform semi-skilled to skilled work in one or more of the building maintenance trades, assist other maintenance personnel and work independently in one of the less complex building trades.

Reports To:  Building Maintenance Director

Qualifications:

  1. High School Diploma or GED

  2. One year of experience in building and mechanical maintenance or operations experience

  3. Working knowledge of computers

  4. People skills to indicate the ability to function in a team oriented environment.

  5. Hold a valid Kentucky driver’s license

 

Essential Performance Responsibilities:

  1. Perform independently on less difficult projects and assignments as assigned.

  2. Perform semi-skilled to skilled maintenance, repair and construction of District buildings and equipment in one or more of the building maintenance trades including locksmithing, carpentry, electrical, painting, plumbing, heating and air conditioning.

  3. Assist journey-level trade workers and maintenance personnel with a variety of maintenance, repair and construction.

  4. Assist in the installation, adjustment, repair and replacement of locks and door hardware.

  5. Inspect locks for proper operation and implement a preventive maintenance program for locking mechanisms, panic bars, door closures and other hardware.

  6. Assist in the construction, installation and maintenance of roofs, furniture, fences, bookshelves, cabinets, shelving, white boards, bulletin board and technological devices.

  7. Assist in the installation, repair and maintenance of gas and water lines, heating and cooling equipment electrical fixtures and outlets.

  8. Replace broken toilets, toilet seats, flush valve diaphragms, seals and gaskets.

  9. Clean plugged drains, stop leaks, adjust water pressure and clean work area upon completion of work.

  10. Assist in the installation, repair and replacement of carpet, floor and ceiling tiles, repair blinds and shades.

  11. Install dispensers and repair or install bathroom stalls and fixtures.

     

  12. Assist in making minor electrical and mechanical repairs on such equipment as vacuum cleaners, buffers, electric clocks, washing machines, dryers, refrigerators, and other small appliances.

  13. Prepare surfaces for painting, mix paints, finishes and other coatings and apply to equipment, buildings, furniture and District facility structures.

  14. Assist in the construction of forms and metal work, pour concrete and perform finish work.

  15. Perform masonry repair and construction with brick and block.

  16. Maintain records of time, costs and materials needed in the maintenance and repair of District equipment and facilities.

  17. Prepare work orders for more difficult and complex repairs or larger work projects.

  18. Operate a wide variety of tools and equipment including motor vehicles, fork lift, mower, steam cleaner, stripper, waxer, buffer, carpet cleaner, power hand tools, saws and hand tools used in the building maintenance trades.

  19. Assist with other duties such as lawn mowing, tree removal, snow and ice removal, assembling and moving furniture and setting up chairs for events on and off campus.

  20. Report needed repairs or safety concerns which working in facilities and grounds.

  21. Obtain and maintain a CDL with passenger endorsement.

  22. Perform other duties related to the position as assigned by the Superintendent or Assistant Superintendent.

Equipment/Materials:

Standard power tools, cleaning tools, hand tools, lawn care equipment, tractor, fork lift, District vehicles including trucks/vans and other equipment as necessary.

 

Physical Requirements: Heavy Work

  • Ability to lift at least 50 pounds

  • Ability to exert in excess of 100 pounds of force occasionally, and/or in excess of 75 pounds of force frequently, and/or in excess of 40 pounds constantly to move objects

     

    Physical Activities:

  • Ability to sit, stand, walk, climb, balance, bend, stoop, kneel, crouch, crawl, twist, and reach.

  • Ability to push, pull, or lift exerting up to 100 pounds of force.

  • Finger Dexterity - picking, pinching, typing or otherwise working primarily with fingers rather than with the whole hand or arm.

  • Grasping – applying pressure to an object with the fingers and palm.

  • Feeling – perceiving attributes of objects, such as size, shape, temperature or texture by touching with the skin, particularly that of fingertips.

  • Repetitive Motion – substantial and continuous movements of the wrists, hands, and/or fingers.

  • Talking – expressing or exchanging ideas by means of the spoken word.

  • Hearing Acuity – perceiving speech and other environmental sounds at normal loudness levels.

  • Visual Acuity – seeing at a level which allows reading of numbers and text, operation of equipment, inspection of machines, etc.

  • Vision

    • Color - ability to identify and distinguish colors

    • Peripheral – observing an area that can be seen up and down or right and left when eyes are fixed on a given point.

       

      Working Conditions:  The worker is subject to both environmental conditions as activities occur both inside and outside.

       

      Salary:  Commensurate with the school district’s Classified Salary Schedule
